Commercial Flooring Wollongong
A Floor Specified for What Actually Runs on It
Commercial and industrial floors fail for predictable reasons. The slab was acid etched instead of diamond ground, so the coating never mechanically bonded. Or the system was specified at residential film thickness and then asked to carry loaded forklifts. Either way the floor starts lifting in patches within a couple of years, and the second coating costs more than getting it right the first time.
We work the other way around. Before quoting, Gary walks the site and asks what runs across the floor — pallet jacks or counterbalance forklifts, how tight the turning circles are, what gets spilled, whether it gets washed down, and where the slab already shows wear. The system gets built to suit that, not to suit a price list.
Flash Flooring is based in Unanderra, minutes from the Illawarra industrial belt. We have been coating floors across Wollongong, Port Kembla, Unanderra and Shellharbour for over 20 years — third-generation trade knowledge, family owned, and the person quoting the job is the one standing on the grinder.
Ask every quote one question
“What film thickness are you building to, and how is the slab being prepared?” If the answer doesn’t include diamond grinding and a thickness figure, you’re being quoted a residential floor for an industrial site.

Who We Work For
Commercial & Industrial Sites
Different sites fail in different ways. These are the spaces we coat most often across the Illawarra, and what each one needs from the floor.
Warehouses & Distribution
Racking aisles, pick zones and loading docks. Built up thicker where forklifts turn and brake, with marked walkways that wear with the floor instead of scuffing off it.
Factories & Manufacturing
Chemical and oil resistant systems for production floors, plus anti-slip aggregate through wash-down areas and anywhere coolant or lubricant gets underfoot.
Mechanical Workshops
Hoist bays, service pits and tyre bays. Seamless and non-porous, so oil, brake fluid and degreaser wipe up rather than soaking into the slab.
Car Dealerships & Showrooms
High-gloss finishes that make vehicles look their best under showroom lighting, with the durability to handle cars moving across it all day.
Commercial Kitchens & Food Prep
Coved skirtings mean no floor-to-wall joint for bacteria to sit in. Designed for daily wash-downs, hot spills and health inspections.
Gyms, Retail & Fitouts
Fast-turnaround systems for tenancy fitouts where the handover date is fixed. Polyaspartic topcoats let the trades back on the floor the next morning.
Systems
Industrial Epoxy Systems
Three base systems, each built up to the thickness your traffic requires. We’ll recommend one after walking the site.
Flake / Vinyl Chip
Decorative flake broadcast into the base coat and sealed with a clear topcoat. Hides dust and light marks between cleans, which makes it the common choice for workshops, gyms and customer-facing commercial spaces.
Solid Colour Industrial Epoxy
Uniform colour, built to the film thickness the traffic demands. The workhorse system for warehouses and factories — easy to line mark, easy to clean, and easy to recoat in sections years down the track.
Quartz / Anti-Slip
Quartz aggregate broadcast through the surface for maximum grip. Specified for wash-down bays, commercial kitchens, cool rooms and any area that is routinely wet underfoot.
Smaller site or a single bay? Our garage floor epoxy page covers residential and single-bay work, and polished concrete is often the better call for warehouses, showrooms and offices where the existing slab is sound — there is no coating to lift, and it is what you are looking at in the photos on this page. Pricing for both is broken down in our epoxy flooring cost guide.
How It Works
Installing Around Your Operation
Site Walk & Fixed Quote
Gary walks the floor with you, tests the slab, notes contamination and traffic patterns, then gives a fixed written price. No per-square-metre guesses over the phone for commercial work — slab condition moves the number too much.
Staging Plan
We map the floor into sections and agree a sequence that keeps your racking accessible and your trucks moving. Nights and weekends are available where a daytime shutdown is not possible.
Diamond Grinding & Removal
Industrial diamond tooling takes the slab back to a clean mechanical profile. Failing coatings, oil contamination and laitance all come off. On heavily contaminated workshop floors this is the longest step — and the one that decides whether the new floor lasts.
Joint, Crack & Level Repair
Expansion joints are cut and filled, cracks routed out and repaired, ponding and low spots levelled. Problems get fixed, not coated over.
Build-Up & Topcoat
Primer, then the colour or broadcast layer built to the specified thickness, then a polyurethane or polyaspartic topcoat for abrasion and chemical resistance. Line marking and safety zones go in as part of the system.
Handback
Foot traffic within hours on a polyaspartic topcoat, forklifts at around 24 hours, full chemical cure at 7 days. We hand back section by section as each one comes up.
Commercial & Warehouse Flooring FAQs
Warehouse epoxy flooring in Wollongong typically runs $45-$90 per square metre depending on the slab condition, the thickness of the system and how much of the prep can be done in one hit. Large open floor areas come in at the lower end because the grinding and application run uninterrupted. Heavily contaminated slabs, old coatings that need stripping, or floors needing a thicker build-up for forklift traffic sit higher. Gary quotes on site with a fixed price - call 0423 353 481.
